Placer Ranch will bring to Placer County an exciting new concept in community living—a well thought-out blend of diverse living and work areas wrapped around a university campus and business district. This new approach to community will serve the needs of residents today and in the future.

Placer Ranch is a 2,200-acre property owned by Eli Broad, located on the boundaries of the cities of Roseville, Rocklin and Lincoln. Ultimately, plans for Placer Ranch call for it to include all the features now recognized as essential to a smart, balanced community. A wide range of professional, light industrial, commercial and retail uses will be complemented by varied housing types, parks and schools. Carefully planned “pedestrian-first” transportation, along with miles of bike and walking trails, will make travel within the community safe and enjoyable.

In addition to providing job opportunities to more than 25,000 county residents at full build out, Placer Ranch will enhance the original Placer County vision with the addition of a public university that will benefit businesses and residents from throughout the region.

Placer Ranch is donating 290 acres of land to California State University, Sacramento on which to establish a campus that will provide Placer County residents with new educational and cultural benefits. Branch campuses are the method the CSU system uses to establish new universities, and the site of the Placer campus is large enough to accommodate a full CSU campus when the time is right.

Making this educational vision become a reality is both exciting and rewarding. Placer Ranch is working closely with University officials, business leaders and area alumni to bring this much-needed resource to Placer County. In addition to providing area businesses with an educated workforce, it will foster public/private collaboration opportunities between Sacramento State and local industry, a formula that has proven to be immensely successful with many universities throughout the country.

Placer Ranch is designed to maximize the community benefits of two key elements: the University and business core. Walkable residential districts, higher density urban areas with convenient commercial, work force housing and live-work space, and “pedestrian-first” transportation are essential assets.

The community is designed around multiple distinct districts, each with its own focus. These include the University, business centers and residential neighborhoods. A district may include retail or industrial uses, live-work space, single-family or multi-family housing, commercial or professional space and parks or open space.

Miles of bike and walking paths lace Placer Ranch, linking the districts and making it easy to travel throughout the community. The districts are designed so more than 80 percent of the business and residential units will be within a five to 10 minute walk to goods and services that community residents, students or employees seek on a regular basis.

Interested in Learning More?

Placer County is currently preparing its analysis of the environmental impact of our proposed community. Both the County and Placer Ranch plan to hold public meetings for neighbors and other interested parties once the environmental document has been released for public review. Design Guidelines...

The design guidelines and development standards for Placer Ranch are two separate documents that direct the “look and feel” of the community. According to Eric Bryant, Vice President of Development, they establish the common thread that will connect the different areas within Placer Ranch.
